Quality Control Programs That Are Put To Work Are The Key To Success

An integrated Quality Control (QC) Program is key to a successful construction project. At Marcus Construction, we have a comprehensive QC program that encompasses all phases of construction from design to post construction follow-up. We also utilize industry leading construction management software and technology to efficiently manage every project regardless of size. This software serves as a central repository for drawings, submittals, photographs, contracts, and other documents where project stakeholders can easily access and document project information from a computer, phone, or tablet.

 

Continuing Education

Marcus Construction team members routinely attend continuing education events to stay informed on the latest developments in construction materials, practices, and management.  Our team hosts lunch and learn events and seminars with product vendors and industry experts to review manufacturer recommendations, best practices, new products, and applications. Marcus team members also conduct online training to enhance their skills and abilities with various construction software platforms and technologies. Our continuing education program ensures Marcus Construction is implementing the most effective and cost-efficient measures into our building design and project execution.

 

Submittal Review, Tracking, and Implementation

Marcus Construction requires its project team to conduct an internal review of all shop drawings and submittals before forwarding them to engineers and / or architects of record. This redundancy in document review decreases the chance of errors and improves turnaround and approval timelines from external agencies. Drawings and submittals are entered into industry leading construction management software and assigned to a responsible party for review and approval. This software also tracks who is responsible for the next step in the process and sends automatic reminders to avoid delays in approvals. Prior to construction, the Marcus team conducts an internal meeting to review the project, identify scope gaps, verify materials are purchased, and coordinate schedules to avoid any unnecessary delays. If there is a question about a drawing or specification during construction, Marcus Construction Onsite Superintendents are equipped with iPads, phones, and other devices that allow them to access drawings, specifications, and submittals from anywhere on the jobsite. This capability allows the Superintendent and the subcontractor to quickly resolve questions and reduces potential delays.

 

Pre-Construction Meetings

Most construction projects evolve as they progress through sales, design, and pre-construction phases. Because of this, we hold a pre-construction meeting with the client before we arrive on site to ensure all parties are synchronized on the scope of work, expectations, and schedules.  This meeting also gives our team a great opportunity to integrate any unique customer requirements such as safety programs or internal update meetings into the Marcus Construction process. We also hold a pre-construction meeting with the Project Manager, Superintendent, and subcontractors prior to beginning work. The team discusses scope of work, safety requirements, schedule, and quality expectations so the subcontractors can begin work in a timely manner when they arrive on site.

 

Testing and Observations

Marcus Construction coordinates, schedules, and documents testing as required by the contract. Our team enters the results into our construction management software program for permanent record storage should questions arise in the future. We routinely accept this responsibility and have established working relationships with many major testing agencies across the country.

 

Superintendent Inspections

Marcus Construction provides a full-time Onsite Superintendent to safeguard the jobsite, the construction process, and serve as a direct liaison to the subcontractors and the customer. The Marcus Construction QC program also encompasses a variety of inspections to confirm work is completed per the drawings and specifications. These standardized inspections are conducted using specialized construction management software and occur during critical phases of construction such as prior to pouring concrete, enclosing walls, or covering floors. The Superintendents also conduct periodic inspections to verify construction materials are being stored properly, the site is neat and orderly, and safety requirements are being met. In addition to the Superintendent inspections, the project manager, QC manager, architect, or other construction professionals routinely make site visits to conduct inspections and provide an additional layer of protection against error.

 

Photo Documentation and Daily Reports

Each member of the project team can take photos and upload them directly to our management software for permanent documentation. These photos can easily be attached to inspections, requests for information, or observations and quickly shared with the entire team. The Superintendents also complete a daily report to record the number of workers on site, progress completed, weather events, or other information that may impact the project.

 

Action Plans and Punch List Inspections

Marcus Construction utilizes a valuable tool within our construction management software called Action Plans. These action plans are tailored for each project and identify critical steps for each scope of work. Each step is then assigned to the responsible party for review and verification once complete. Action Plans allow the entire team to monitor how a portion of work is progressing and ensures nothing is forgotten along the way. Once a scope of work is finished, the Superintendent and the subcontractor review the work and identify any items that may need to be remedied. These items are put on a punch list and assigned to an individual responsible for their completion. The team receives daily email reminders until all tasks have been completed to ensure nothing gets lost in the complexities of a tough project.

 

Site Storage and Monitoring

Marcus Construction has developed a standard operating procedure requiring the Superintendent to inspect and inventory all construction materiel deliveries to the jobsite. Our internal requirements dictate how supplies should be stored to ensure compliance with manufacturer recommendations and instructions. Larger job sites are equipped with a 24-hour security camera that allows remote access to monitor the site from any computer. Not only does the camera enhance jobsite security, it also allows project team members to view the construction process and site efficiency.

 

Owner Final Walk Through

Prior to demobilizing from the site, Marcus Construction conducts a walkthrough of the entire project with the Project Manager, the Superintendent, and the client. Our team ensures the final product meets the contract obligations and owner expectations. Any punch list items are documented and assigned to a team member for a speedy resolution. We also provide a complete Operations and Maintenance Manual for the customer, so they know how to best care for and maintain their new facility.

 

One Year Warranty and Customer Walk Through

Marcus Construction’s QC program does not end when the final nail is driven. Even the best run project may experience a hiccup and need a warranty claim. Should an unforeseen issue arise, Marcus Construction has a dedicated warranty Project Manager to quickly coordinate repairs with minimum disruption to your daily operations. After you have enjoyed your facility for about a year, the Marcus team will conduct a site visit to ensure your project is meeting your expectations. We encourage honest feedback from the client and share the findings and recommendations with the entire Marcus team, thereby improving our process and product with every project.
