Project Manager II

Summary: The Project Manager II position maintains a relentless focus on meeting and exceeding customer needs and expectations by planning, directing and coordinating activities of designated moderate to high complexity projects to ensure that goals or objectives of project are accomplished within prescribed time frame and funding parameters.  He or she evaluates project scope and develops projects to assure profitability and customer satisfaction.


ESSENTIAL DUTIES AND RESPONSIBILITIES include, but are not necessarily limited to the following:

  • *Manage multiple projects concurrently
  • *Understand the requirements of owner’s contract, including bonds, fees, notifications, scope of work, schedules, reporting, and costs. 
  • *Review project requirements, to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project.
  • Collaborate with preconstruction to prepare, review and monitor information and reports related to costs involved in developing and executing the project(s) budget.
  • *Develop an organizational and responsibilities matrix at the start of each project and identifies the resources needed for the project.
  • *Direct and coordinate activities of project personnel, to ensure the project progresses on schedule and within the prescribed budget.
  • Confer with project staff to outline work plans and to assign duties, responsibilities, and scope of authority and to provide technical advice and to resolve problems
  • Research and develop permit log and coordinate, track, and execute all documents required to obtain required project permits.
  • *Collaborate with superintendent, subcontractors, and suppliers to create a construction schedule within contractual and budget requirements.
  • Update, revise, and distribute project schedules.
  • Review Daily Logs prepared by project personnel and takes appropriate actions, modifies schedules or plans as required based on the findings within those daily logs.
  • Coordinate and deliver all requirements for subcontractors and suppliers with-in schedule requirements.
  • *Execute and log all RFI requests and responses as well as making sure all responses are received back in a timely fashion.  Review and monitor the requests and responses for accuracy and completeness. 
  • *Coordinate, review, process, and log all project submittals and shop drawings.
  • Identify scope changes and schedule delays caused by client or architect, and properly document and pursue reimbursement through formal prime change orders.
  • *Prepare, process, and log Request for Change Orders and Owner Change Order forms.       
  • *Review Subcontractor Change Requests and prepare, process, and log Subcontractor Change Orders related to changes in a project contract.
  • Execute “Intent to back charge” and “Back charge   Notification” forms, and their related charges.
  • Prepares project reports for management, clients, or others.
  • *Coordinate and execute all documents required to properly close out projects at completion.
  • Other duties and responsibilities upon request

Education/Experience

  • Bachelor’s degree in Construction Management/Engineering or equivalent experience preferred.
  • A minimum of 7+ year’s proven success in the commercial construction industry. *Experience in the commercial healthcare sector a plus*
  • Knowledge of estimating techniques, cost control and material pricing along with a proven ability to manage projects and identify key issues in moderately complex situations.
  • Experience utilizing industry relevant software - Primavera P6 and Constructware preferred

Superintendent I

The Superintendent I position will supervise construction projects, perform daily inspections of work performed and act as liaison and coordinator between contractors to solve problems that arise. Monitor and adhere to established budgetary guidelines for job, and ensure that cost control measures are being followed. Monitor job safety and quality standards of all jobs, and ensure that all quality assurance and company standards are being met. Monitor job schedule and coordinate work with contractors and deliveries with suppliers and ensure inspections are scheduled appropriately.

  • *Manage projects; coordinate, plan, and supervise subcontractors and/or craft activities, provide guidance and assist in solving problems associated with the project.
  • *Responsible for the productivity, safety and quality of subcontractors
  • *Work with subcontractor to resolve complaints and grievances associated with the project and workforce.
  • *Review and/or create project schedules and the 3-week look ahead
  • *Analyze and resolve work problems
  • *Work with the purchasing agent to ensure tools and materials are delivered at specified times to conform to work schedules
  • *Study specifications and drawings to plan procedures for construction on basis of starting and completion times and staffing requirements for each phase of construction.
  • *Inspect work in progress to ensure workmanship conforms to specifications and adheres to construction schedules
  • *Prepare and/or review reports on progress, materials used and costs and adjust work schedules as indicated by reports
  • *Advise project managers of any issues associated with the project
  • *Assure all personnel are familiar with and adhere to safety regulations
  • *Ensure job trailers and/or trucks have copies of company policies and job safety data sheets
  • Visibly support and uphold the company’s strong safety culture 
  • Comply with all safety policies, report suspected safety concerns, and make recommendations for enhancements to the safety program
  • Remain current in all company required safety training and certifications

Minimum Requirements:

  • Minimum of 3 years of hands-on experience in commercial/industrial construction
  • Must be willing to travel as needed
  • Ability to understand project scheduling and cost control, and to read and understand project owner specifications and engineering drawings
  • Good attention to detail with the ability to recognize discrepancies
  • Strong organization/time management skills
  • Must be able to meet deadlines and put in the time needed to get the job done
  • Work independently as well as part of a team
  • Effective oral and written communication skills
  • Must possess a valid driver’s license and proof of insurance
  • OSHA 30 certification preferred

Education/Experience

  • Minimum of 3 years proven success in the commercial construction industry with a proven ability to manage projects and identify key issues in moderately complex situations.

Crane Operator

As a Crane Operator at Marcus Construction, you will ensure the safe and compliant operation of cranes and other equipment to safely move loads of various types and weights from one point to another without damage to the object moved, property or personnel. Comply with all Marcus Construction safety policies, OSHA and NCCCO specific requirements.

  • *Operate crane equipment to hoist materials and equipment in a safe and efficient manner
  • *Be responsible for slings, cables, straps, and the crane prior to lifting operations
  • *Perform preventative maintenance as required to ensure safe and continual service of crane
  • *Perform and document daily inspection of crane
  • *Supervise or perform basic mechanical maintenance of the crane
  • *Be responsible for compliance with company policy, safety guidelines and procedures that pertain to the crane operator’s job
  • *Remain in continual communication while operating the crane
  • *Participate in safety meetings and safety programs
  • *Assure that all lifts are within load limits of equipment and correctly rigged
  • *Assure that lifting gear is inspected prior to use
  • *Follow correct lock-out and tag procedures

  • Certified Crane Operator – NCCCO Certified
  • Ability and willingness to work outside in various conditions and weather
  • Ability and willingness to be available on 24 hour call as per business or customer requirements
  • Ability and willingness to work overtime, weekends and holidays, as required
  • Possess and maintain a valid driver’s license and proof of insurance
  • Effective oral and written communication skills
  • Must be willing to travel as needed

 Education/Experience

  • High School Diploma / GED from an accredited school or institution
  • Minimum of 1 year experience as a crane operator – rough terrain preferred
  • Minimum of 2 years of hands-on experience in commercial/industrial construction
